As our Real Estate Business Developer, your mission is to develop, execute, and manage real estate development projects leading to profitable and sustainable growth for Decathlon in Flanders.

Your playground: Designing tomorrow’s multi-channel network (Multiple different store formats, pick-up points, lockers, etc...) to drive our sustainable market share growth across Flanders.

1. Develop Local Territorial Strategy

• Define the development vision for Flanders by analyzing macroeconomic trends, geolocation, traffic flows, footfall and omnichannel performance data.

• Design an innovative and adapted omnichannel network (stores, pop-ups, lockers, digital solutions) in full alignment with the country project.

• Train and support local leaders in understanding the real estate dynamics of their region.

2. Develop & execute Real Estate projects and partnerships

• New sites & relocations: Scout, evaluate, and negotiate the acquisition or lease of new strategic sites across priority cities. Conduct comparative studies (footfall, profitability, cost-benefit analyses) to optimize existing locations.

• Negotiation & project management: Review financial, technical, and sustainability details, coordinate legal due diligence, and secure necessary permits. Monitor project budgets and track works through to retail handovers.

• Local anchoring & networking: Build and maintain strong relationships with local political, administrative, and property investment stakeholders. Advocate for Decathlon on sport-related topics within the local ecosystem.

3. Real Estate portfolio management

• Monitor realized revenues and financial metrics against forecasts during the first year of any new opening.

• Identify and execute store portfolio optimizations, including downsizings, expansions, efficiency improvements, and sustainable green building initiatives.

We are looking for a daring, data-driven intrapreneur with sharp negotiation skills and a strong network in the Flemish real estate sector.

You are a critical thinker with strong persuasion and problem-solving skills, adaptability, and high emotional intelligence. You combine strong intuition with concrete action.

Moreover, 

• you have a proven expertise & track record in Real Estate Portfolio Management, Business Development Strategy, Market Trends Analysis, Project Management, and complex contract negotiations.

• you can speak fluently in both Dutch and English.
